If You Follow the Law, You Can Evict

It is often difficult, but not impossible, to undertake collections actions against tenants who refuse to pay their rent. When collections efforts fail — either because the tenant files for bankruptcy or because the tenant simply has no money — then your only option is to evict the client for unpaid rent.

Tennessee's laws are relatively favorable to landlords. If you follow the rules, you probably won't have a problem issuing an order for eviction. If the tenant refuses to comply with the order, you can have police come and forcibly evict the tenant. This form of removal is relatively rare.
